Prescient, Inc. was established in November 1999, with the business objectives of providing financial and real estate services to the private and public sectors. The company has provided Management and Marketing Services, Asset Management, Portfolio Management and Loan Portfolio Management and Sales to various institutions, including US Department of Housing and Urban Development (HUD); Federal Deposit Insurance Corporation (FDIC); Small Business Administration (SBA); and US Army Corps of Engineers (USACE). Prescient has the capability and staff to simultaneously provide these services and related support services (Due Diligence, Document Retention, Full Reporting, and Advisory Services). We offer unparalleled experience and services that apply the latest technologies in asset management and disposition.

  • Between October 1999 to December 2002, Prescient, as a protégé company to The Metec Group (TMG), provided professional, technical, and administrative support for the financial due diligence and sales support for distressed loans being sold under the SBA Loan Asset Sales #2; #3; #4; and #6, with an aggregate portfolio value of over $4 billion.
  • Prescient was awarded a contract by the US Department of Housing and Urban development (HUD) from July 2004 through July 2009, under which it managed and maintained over 1400 HUD-owned individual dwelling units located in over 140 separate multi-family buildings. The company provided tenant support (rent collection; utilities management, evictions), bi-monthly inspections, and all maintenance (safety, health, plumbing, electrical, boilers).
  • Since February 2004 Prescient (as majority owner and managing partner of the National Home Management Solutions Joint Venture) has been the prime contractor responsible for managing, marketing, and selling annually more than 12,000 single family residential properties under the US Department of Housing and Urban Development (HUD) Single Family Management & Marketing (M&M) Program. Our initial contracts were for HUD’s Florida Service Area and New York/New Jersey Service Area. In 2008, Prescient was awarded the M&M contract for properties in the Ohio Service Area, for which the former contractor had failed to meet HUD’s financial and programmatic goals.
  • Prescient is currently one of five prime contractors responsible for providing nationwide Owned Real Estate (REO) asset management, marketing, and disposition services to the Federal Deposit Insurance Corporation (FDIC) under its Owned Real Estate Management and Marketing Services contract.
